Features of the construction of frame-panel houses
The technology of construction of frame houses is the most affordable for the consumer with an average income. A sturdy, warm and durable frame-based house can be built in just one season and moved in immediately, as the building does not shrink.
Such housing is in no way inferior, and sometimes surpasses in some respects the construction of houses made of brick, logs, foam concrete. An important advantage of frame houses is the ability to retain heat. Relatively little fuel is used for heating such housing.
When starting to build a frame house on a selected site, first choose the type of foundation that is suitable for this building. You can choose between a ribbon, slab, or columnar base. It is advisable to use a slab foundation on soils with weak bearing capacity. When laying such a foundation, a foundation pit is dug with an area corresponding to the area of the future construction. The bottom is covered with a sand cushion, on which a monolithic reinforced concrete slab is laid, which simultaneously performs the functions of the foundation and the floor in the basement.
It is best to build a columnar foundation on sandy loam, clay soils and rocky soils. For this purpose, reinforced concrete pillars are installed in the most critical parts of the building – at the intersections of the partitions and at the corners of the structure.
Frame houses have a low weight, so a simple shallow-laid ribbon foundation is also suitable for them.
The wooden frame is built from a standard timber, and it is installed on top of the embedded logs lying directly on the foundation. Strapping is performed on the racks, bottom and top. Bevels are used to make the entire structure stable. Then the frame is aligned along the plumb lines and level. You can immediately start installing doors and windows, as the materials used in this technology do not shrink. Then the installation of vapor barriers and panels begins, and their cladding is performed.
When constructing the roof of a frame cottage, the same principles are used as in conventional wooden buildings.: first, a rafter system is installed, then a crate is made, a hydro and vapor barrier are laid and roofing material is laid.
It is not necessary to insulate the walls of a house covered with SIP panels. If the cladding is carried out with OSB plates or plywood, thermal insulation material and vapor barrier are laid. Engineering communications can easily be placed inside such a multi-layered wall.
In order for a frame house to last a long time, it is recommended to protect its wooden structures with an antiseptic. Various preparations effectively prevent wood rot, repel insects and at the same time do not affect the ecological situation. Wooden elements in contact with the foundation must be securely insulated from it with waterproofing material so that moisture does not penetrate into the supporting structures.
